Everyone talks about the Buy, Rehab, and Rent. The step that actually decides whether your BRRRR works is the Refinance — pulling your capital back out so you can repeat. And it’s the step most investors plan last, which is backwards: the takeout loan should be designed before you buy the property.
How the refinance actually works
You bought distressed with cash or a bridge loan, renovated, and placed a tenant. Now you refinance into a 30-year DSCR loan based on the property’s new appraised value — not what you paid. The classic math:
- Purchase: $110,000 (bridge loan + your cash for rehab)
- Rehab: $45,000
- After-repair value (ARV): $210,000
- Cash-out refinance at 75% of ARV: $157,500
That $157,500 pays off the bridge loan and returns most — sometimes all — of your invested cash, while you keep a tenant-occupied asset with $52,500 of equity. The refinance is qualified on the rent, not your income: DSCR = rent ÷ new total payment. Check whether your numbers survive the new, larger loan with our DSCR Deal Calculator before you commit to the purchase.
The rules that catch people
Seasoning
Most DSCR programs want you on title for a period — commonly 3 to 6 months — before they’ll use the new appraised value instead of your cost basis. Some programs go shorter when the rehab is documented. This single variable sets your capital-recycling speed, so know your program’s rule before you buy.
The appraisal is the whole game
Your ARV estimate doesn’t matter; the appraiser’s does. Protect it: document the rehab with a line-item budget and before/after photos, hand the appraiser your comps, and make sure the rent schedule reflects the actual signed lease. A $15k appraisal miss at 75% LTV is $11,250 less cash back.
The payment grows — make sure the rent covers it
Cash-out refis price slightly higher than rate-and-term, and you’re borrowing more than you might think. Plenty of BRRRRs die at 0.98 DSCR because the investor maximized cash-out instead of optimizing it. Sometimes taking $10k less out turns a marginal approval into top-tier pricing.
Don’t move title at the finish line
Flipping the property into (or out of) an LLC right before the refinance resets seasoning clocks and creates title noise. Buy in the entity you intend to refinance in.
Lining up the takeout before you buy
The professional move: get the exit priced at the same time as the entry. We regularly structure both sides — the bridge for purchase + rehab, and the DSCR takeout that follows — so the seasoning clock, leverage, and rent target are all known on day one. No surprise at month four.
FAQ
Can I refinance if the property isn’t rented yet?
Most DSCR programs want a signed lease or will use market rent with an adjustment. A tenant in place is cleaner and prices better.
Does the cash-out money have a required use?
Business purpose — which for investors means the next property qualifies. That’s the whole strategy.
What if my DSCR comes in under 1.0?
Reduce the cash-out, buy down the rate, or use an interest-only structure (see our IO guide). Near-misses are usually structurable.
How long does the refinance take?
3–4 weeks typically, appraisal pending. Start the file before the rehab punch list is done.
