Fix and Flip and Rental Loans in Huntington and Cabell County, West Virginia (2026)

A classic older two-story home with a covered porch on a leafy street in an Appalachian river town with green hills behind, in the Huntington West Virginia area

Huntington is the second-largest city in West Virginia and the seat of Cabell County, and for real estate investors it offers something most of the state’s smaller markets do not: a genuine urban rental base anchored by a major university, a regional medical system, and a river-city economy that sits at the corner of three states. That combination of low acquisition prices and steady, diversified rental demand is exactly the spread investors look for, and it is why Cabell County deserves its own look rather than getting lumped into a statewide overview. This guide covers how fix and flip and DSCR rental loans work for investors in Huntington and Cabell County in 2026, with the numbers run on a real local deal.

We are a Pittsburgh-based brokerage, and we finance investment properties for investors throughout Cabell County and the Huntington metro. To be clear about location: we are not based in West Virginia. We serve investors across the region from western Pennsylvania, placing fix and flip and rental loans on properties in Huntington, Barboursville, Milton, Ona, and the surrounding towns whether you live in the area or are buying into it from somewhere else. This is our sixth guide to the West Virginia market, following our statewide overview and our guides to the Eastern Panhandle, the Northern Panhandle, Morgantown, and Charleston.

Why the Huntington market works for investors

The core of Huntington’s rental strength is Marshall University. A large student population creates constant demand for rentals near campus and throughout the city, and student housing tends to stay full year after year in a way that smooths out the vacancy risk a lender worries about. On top of that, Cabell Huntington Hospital and the Marshall University medical system anchor a healthcare economy that employs a stable base of nurses, technicians, and staff who rent. Add a river-port and rail economy, an Amazon presence in the metro, and the tri-state pull of the Huntington-Ashland area reaching into Ohio and Kentucky, and you get a rental base that does not depend on any single employer.

The other half of the equation is price. You can still buy a solid single-family rental or a small multi-unit in Huntington at a price where the rent comfortably clears the payment, which is the exact spread a DSCR lender underwrites. That healthy relationship between rent and price is what makes the market work, and it is increasingly rare in the higher-cost metros. The same low-basis logic that draws investors to Beaver County just up the river in Pennsylvania, which we cover in our guide to fix and flip and rental loans in Beaver County, applies here.

How a DSCR loan works on a Huntington rental

A DSCR loan qualifies the property on its rent rather than qualifying you on your personal income. No W-2s, no tax returns, no debt-to-income review. The lender asks one question: does the rent cover the payment? The ratio is the monthly rent divided by the monthly payment, where the payment includes principal, interest, taxes, insurance, and any association dues. A DSCR of 1.0 means the rent exactly covers the payment, most lenders want at least 1.0, and the best pricing generally starts around 1.20 to 1.25.

Let me run an actual Cabell County deal so the math is not abstract. You buy a rent-ready three-bedroom near the Marshall campus for 150,000 dollars and put 25 percent down, a 37,500 dollar down payment, leaving a loan of 112,500 dollars. At a DSCR rate around 7.25 percent on a 30-year fixed, the principal and interest payment is about 767 dollars a month. Add taxes of roughly 130 dollars a month, which run low in West Virginia, and insurance of about 90 dollars a month, and your total payment is approximately 987 dollars.

The property rents for 1,300 dollars a month, a realistic number for a three-bedroom near campus. Divide the rent by the payment: 1,300 divided by 987 is a DSCR of 1.32. That clears the 1.0 minimum with real room to spare and lands in the band that earns the best pricing. The property qualifies on its own rent, and it cash flows a little over 300 dollars a month before you set aside vacancy and maintenance reserves. Run your own Huntington numbers on our DSCR deal calculator to see where a specific property lands.

Why low West Virginia taxes help the ratio

One reason the Huntington math works so well is property taxes. West Virginia carries some of the lower effective property tax rates in the country, and because taxes are part of the payment in the DSCR calculation, a lower tax bill directly lifts your ratio. The same rent against a lower payment produces a stronger DSCR, which means better pricing and easier qualification. Investors coming from higher-tax states are often surprised how much the tax difference moves the ratio in their favor. Still, underwrite a realistic forward tax number rather than the seller’s current bill, and understand how taxes and insurance get escrowed into your payment, which we explain in our guide to DSCR loan escrow and impounds.

Fix and flip loans in Cabell County

Huntington is also a working fix and flip market. The city has a deep stock of older homes, many near campus and in established neighborhoods like Ritter Park and Highlander, that can be bought below market, renovated, and either sold or kept as rentals. A fix and flip loan funds the purchase and the rehab together, then you exit by selling or refinancing into a DSCR loan.

Run a local flip. You buy a distressed three-bedroom in Huntington for 90,000 dollars that needs 45,000 dollars of work, a total project cost of 135,000 dollars. You pull comps and the renovated value supports an after repair value of 195,000 dollars. A standard fix and flip structure funds around 90 percent of purchase plus 100 percent of rehab, capped near 70 percent of the after repair value. That is 81,000 dollars toward the purchase and the full 45,000 dollars of rehab, a loan of 126,000 dollars, which sits under the 70 percent ceiling of 136,500 dollars, so the deal is not capped. You bring the 9,000 dollar purchase slice, closing costs, and an interest reserve. After a renovation and a sale at 195,000 dollars, less selling costs and carry, a deal like this leaves a real margin, and if the numbers on the exit favor holding, you refinance the finished house into a DSCR rental loan instead of selling.

The flip-to-rental path in a college town

A lot of Huntington investors do not sell every flip. In a strong student-rental market, the smarter exit on many properties is to keep the finished house as a rental, refinancing off the short-term flip loan and onto a long-term DSCR loan once the renovation is done and the property is leased. The finished house qualifies on its new rent, and near a campus that rent is dependable. This flip-to-hold strategy is one of the cleanest ways to build a Cabell County rental portfolio, using flip loans to create the inventory and DSCR loans to hold it.

The Cabell County specifics to watch

Two local factors shape a Huntington deal. The first is flood risk. Huntington sits on the Ohio River, and parts of the city and the low-lying areas along the river and its tributaries fall inside flood zones. A property in a flood zone needs flood insurance, and that premium is part of the payment in the DSCR calculation, so it can move a marginal ratio. Check the flood status before you underwrite, because it changes the insurance number materially.

The second is the block-by-block variation typical of an older river city. Values and rents in Huntington can shift meaningfully from one neighborhood to the next, more than in a uniform suburb, so pull rent and sale comps from the specific pocket your property sits in rather than a citywide average. The DSCR is only as good as the rent number behind it, and near campus versus a few neighborhoods over, that number can differ. Most investors run their Cabell County deals through an LLC for liability separation and clean books, which we cover in our guide to fix and flip loans for LLCs and other entities.

How Huntington fits the wider West Virginia picture

Cabell County rounds out our coverage of the state’s investable markets. We financed the statewide overview in our West Virginia investor guide, then went deep on the Eastern Panhandle, the Northern Panhandle, Morgantown and Monongalia County, and Charleston and Kanawha County. Huntington gives the state its second major metro alongside Charleston, a college-town rental engine that behaves differently from the government-and-medical base an hour up the interstate. Budget for the standard closing costs on either loan type, which we break down in our guide to fix and flip closing costs.

The bottom line on Huntington and Cabell County

Huntington pairs low acquisition prices with a diversified, university-anchored rental base, which is exactly the combination that makes both DSCR rentals and fix and flips work. Low West Virginia taxes lift your DSCR ratio, the student and medical economy keeps rentals full, and the older housing stock gives flippers real inventory. Watch the flood zones along the river and pull hyperlocal comps, and Cabell County is a market where a relatively modest amount of capital can build a real portfolio.
